Taking the Moot West Market by Storm
With six sales made in its first month of operation and dozens of mandates in hand, the new RealNet franchise serving the western suburbs of Pretoria’s central Moot area has got off to a cracking start.
“This is the best move I ever made,” says agency principal Willie du Plessis, who relocated after more than 10 successful years in the Kempton Park property market to take up this franchise opportunity.
“There is huge demand in the Moot West area and the number of sales is increasing rapidly but until now it seems to have been a bit overlooked by other big players in the estate agency industry. There was a definite gap, as indicated by the fact that we are already doing so well after just a few weeks in operation,” he says.
“Both homeowners and buyers here are comfortable dealing with an established and well-known group such as RealNet. In addition they are quickly finding out that we have access to great marketing resources to ensure that our clients’ properties get the best possible exposure to potential buyers, and that our qualified agents provide a very high level of service.”
Meanwhile, says Du Plessis, the main driver of demand in the Moot West area is undoubtedly affordability, with many solid family homes being available for under R1m. “Add this to the fact that the area is very well located in relation to the CBD of Pretoria, the industrial areas to the west and north of the city and the Steve Biko Academic Hospital, and you have a real winner.”
The properties most sought-after at the moment are three-bedroom, two bathroom homes priced at under-R800 000, in suburbs such as Mountain View and Suiderberg, which are currently attracting many management-level corporate and public service buyers keen to relocate from Soshanguve.
“However properties with views and those with an additional bedroom, second garage or perhaps a separate flat are also selling well at prices up to R1,2m, especially in Capital Park, which attracts many medical professionals because it is adjacent to the academic hospital,” he says.
Good public schools and an extensive public transport network are further draw cards for the Moot West area, and there are also affordable flats available to accommodate hospital staff, young marrieds and students at the main campus of the burgeoning Tshwane University of Technology in Pretoria West. These are priced from R480 000 to about R600 000.
But, Du Plessis says, there is currently a shortage of townhouse complexes in the area “and this could spell opportunity for insightful developers, especially as many of the homes here are still set on very large stands.”
